The development of housing construction is inextricably linked with the influence of demographic trends and indicators, including the size and age structure of the population, migration flows, and the transformation of household sizes. The article analyzes the main demographic trends in Russia and concludes that modern demographic dynamics in Russia is characterized by a decrease in the population, which creates significant risks of a long-term decline in housing demand, despite the activity in construction over the short-term forecasting period. Structural changes in the housing construction market are also observed, expressed in a decrease in the average size of housing, which is due to the economic situation in the country and a reduction in the size of households.
