The subject of the study is the processes that increase the efficiency of managing the recovery cycle of complex technical systems, adapted to the operation of elements of civil buildings, taking into account their features. The purpose of the article is to evaluate and ensure the economic efficiency of the operation of complex technical systems using civil buildings as an example, taking into account the influence of the residual resource of their elements. To determine the effectiveness of managing the recovery cycle of elements of civil buildings, it is proposed to use indicators of the frequency (repeatability) of occurrence of adverse situations among users of buildings and a set of socially significant costs for ensuring the quality of the building's operation over a long time. The study of these parameters is carried out on a probabilistic-statistical analysis of the existing methods of technical operation of elements of civil buildings, and provide a theoretical justification for the effectiveness of planning the main operational measures-repairs, taking into account their specifics.
